4worldlovers: If you have a project under-construction and you encounter a note on your plan requesting a special inspection by a deputy inspector thats where we come in. A Deputy Inspector or a Special Inspector are the same thing. Deputy inspectors are a third-party inspectors that are required by the California Building code on all jurisdictions throughout California for all construction sites. While Deputy Inspectors are not city employees they are required to be properly licensed to provide specialty Inspections. The city monitors the work of a special inspector to ensure the requirements of the California Building code and the approved plans are followed. We come in anytime the following are required.
When you are using epoxy for any rebar, anchor bolts, and hold downs, also for installation of expansion anchors, mechanical or bearing anchors and unreinforced masonry
Shear Wall Nailing Inspections when the nail spacing on shear wall is 4 inches on center or less
Shotcrete placement including verification of reinforcement prior to the placement of the Shotcrete
For all the shop and field welding operations and anytime high strength bolts are utilized on structured elements
Masonry Construction this maybe either periodic or continuous inspection of reinforcing steel grout & mortar placement and testing

Lyndell Higgins: I did a lot of research when looking for a home inspector. I started with a list of certified inspectors in the area and narrowed it down after sifting through websites, report samples, etc. The thing that made me hire Marc was his answer to my question of what he does for condo inspections in buildings vs standard home inspections. Most inspectors look at the unit and nothing else. His answer was, "I will look at EVERYTHING." That is exactly what he did. He went all over the building to make sure we had a solid understanding of what we were purchasing. Our air conditioning unit was on the roof and the building manager required a certain type of insurance to take him to the roof. He supplied that insurance immediately and was able to look at everything. He is enthusiastic, knowledgeable, and has just enough moxy to politely not take no for an answer from building managers. At the end of his inspection he talked us through everything he found. The full report we got the next day was thorough, easy to understand, and exactly what I was looking for. Highly recommend!

Fion Phu: As a first time homebuyer, Dimas was recommended to me by my real estate agent. He walked through his inspection process with me and explained his findings along the way. He was also patient in answering my numerous questions.We went along the basics of the house plus the roof where he found some minor issues with the vent boots and recommended some repairs. He also pointed out a potential issue with the HVAC installation that didn't seem 100% right. So he suggested we find an HVAC specialist to get a second opinion. Thankfully, it turned out to not be an issue at all.
Jorge Xochicale: Dimas was very informative when he inspected the home I’m purchasing. Explained to me what he would be inspecting from the home and why he was doing so. Prior to removing contingencies, I had a few questions and reached out to him.He called me very promptly after I sent him some pictures of the roof repair. He confirmed that the repair was done correctly and gave me advice on how to check it, to make sure that it would not not leak in the future.Dimas is extremely knowledgeable and has a positive can do attitude. Ivan Sanchez: Dimas is very professional. He answered all of my questions. We had a major concern with the floor sloping in the upstairs bedroom but he assured us it was non-structural. It was the plywood in between the floor joists that bends when you walk in that spot. When it came to plumbing he found two drain leaks under the house and he recommended a few licensed plumbers. Before my inspection I did not know that water can damage a house in so many different ways. All in all I learned so much since the inspection was interactive. He asnwered every question with utmost patience and he demonstrated to have a very knowledgeable background. Overall after this inspection, I fell in love with my house even more with all doubts having disappeared.

I love how he was not afraid to check anything or to go under the house to make sure the foundation was good. The gentleman named Dimas, was not your typical inspector, he made sure he tested everything in the property, he even dig to show my buyer the water meter! Not like other inspectors who just take pictures and leave.. definetly was worth my buyers money and time!
